Rustic, Spacious Main Floor

The 5,148 sq ft log home was custom built by renowned log home builder, the late Kurt Luplow. His homes are legendary for their quality and craftmanship. Not one to cut corners, he specifically selected logs that would run the entire length of a wall without splices. The logs for this home were selected after a fire in northern Montana, and due to having been in a fire, and properly harvested, the integrity of the logs was maintained and the insulative properties are excellent. Both rustic and refined with spacious and comfortable rooms with views.

Equine Facilities

To truly make the ranchette a great equestrian property, the owners developed a beautiful outdoor arena with sand for good footing, plus they built a round pen, and they have an indoor barn large enough for some indoor riding, a tack room, and equipment storage. One can work as hard, or as little as one wants. The systems are all in place to maximize enjoyment without undo labor.

The arena (235’x107’ with a 6’ return alley and roping chute), used for roping, could be used for any number of equestrian disciplines. Due to the imported sand, this arena has excellent footing and will provide years of enjoyment, especially with the stunning views.

Water, Water Rights and the Land

Gently rising above US Highway 14, the land has Prairie Dog Ditch #7 running through, from which the irrigation water is delivered. Consider that it has excellent water rights and a sprinkler irrigation system to keep the meadows/horse pasture green and productive, even in very dry years. The owners secured a “Modern Day Water Right” for 30.7 adjudicated acres, but also purchased 25 shares of highly coveted Kearny Reservoir water (these will convey), which can be used anywhere on the property to supplement their adjudicated irrigation water, even after the adjudicated water is gone for the year. With this water, they can irrigate the entire property if they want, to keep the landscape green and productive. The productive meadows can yield up to 68 big round bales and 57 small square bales with fertilizer, and always grazing for the horses. Even in extremely dry years, this water is used into October. The water is pumped out of Prairie Dog Ditch #7 to 3 sprinklers (a big gun, and two mini-guns) via a buried pipeline. This pipeline adequately services the entire property. Additionally, the pipeline flows to an 8,000-gallon storage tank at the very top of the property, which can be used to backflow through the system if necessary for whatever reason one might need.
