Williams Ranch - Chase Brothers Land and Ranch

The Williams Ranch is the perfect low overhead, small grass ranch with excellent developed water for anyone looking to expand their operation or start a new one. Its only improvements are a small set of working corrals and a 60’ x 80’ pole barn and a productive well that supplies a pipeline for water that serves 7 stock tanks, all well-distributed around the ranch. The pipeline is connected to a large, buried storage tank strategically located at the highpoint of the pipeline, so there is always plenty of water even during demanding times. The terrain is varied and all well suited for prime mule deer habitat, good cattle grazing and with protection for livestock in the winter. The ranch also has a number of large open meadows that at one time were hayed, but are now improved pasture making for excellent grazing. In addition, the Williams Ranch also has a large 150 acre foot reservoir that is permitted for irrigation but is largely used for livestock and habitat enhancement. The ranch is capable of putting up around 65 tons of dry-land hay in normal moisture years, and certainly more if the irrigation rights are exercised.

The Williams Ranch is conveniently accessed by a well maintained county road and is located just a short drive to Clearmont, WY or about 35 minutes to Sheridan, WY and 25 minutes to Buffalo, WY.

The Williams Ranch is located about half way between Billings, MT and Casper, WY a few miles from Clearmont, WY and just 40 miles, or about 40 minutes from downtown Sheridan, WY in the heart of the Clear Creek drainage. This watershed is, of course, part of the great land “where the rivers run north” that has been so coveted for over 130 years of ranching, but even prior to that when it was inhabited by the Plains Indians. The soils and the grasses have always provided excellent feed for the livestock and wildlife, but additionally, it’s the overall combination of water, soils and climate that has made this area such a great place to live.

The charming community of Sheridan, WY has most amenities and conveniences, including jet service and a commercial airport as well as world-class golf, dining, medical facilities, first-rate schools (rated among the best in the nation) and shopping in Sheridan’s historic downtown. Furthermore, and more distinctly, Sheridan is home to the annual WYO Rodeo, world-class polo, Brinton Museum, Don King Days and many other uniquely “Sheridan” lifestyle events that are sure to please everyone. For further shopping and air service, one can find it in Billings, or Casper, each about two hours away. Furthermore, the Big Horn Mountains are only 30 minutes to the west, where you’ll find all the outdoor recreation you can imagine.

Climate

The climate around the Sheridan area is one of the most “live-able” climates in Wyoming with pleasant summers and moderate winters. Perhaps it’s the proximity to the 45th parallel along with the positioning next to the Big Horn Mountains and the lower altitude, but the Big Horn Mountain foothills have always been one of the most desirable places to live for those who have experienced it.
